We are working with our partners Great Yarmouth Borough Council to build 18 new council houses near the Beach Coach Station.

The development, Jubilee Court, is named in honour of the Queen’s Platinum Jubilee in June 2022. It will comprise 3 blocks of 3-storey buildings containing one-bedroom flats for council tenants.

Each 50sqm flat is designed to be suitable for two people and will be built to high energy-efficiency standards. There will be a communal garden and parking area.

Ketts Hill, Norwich

June 13, 2022

We are currently developing 7 affordable rent houses in the former car park of the Ketts Hill Tavern in Norwich.

We will be using a modular system to manufacture the houses off-site to ensure the project is delivered efficiently with minimal disruption to the local community.

Broadland Housing Association is working in partnership with Norwich City Council to deliver affordable homes across the city.

Elm Road, Thetford

January 25, 2022

With our partners Breckland Council, we are building 5 new homes that will offer dedicated support to rough sleepers from across the Breckland district.

The development includes 4 x 2-storey, 1-bedroom terraced homes and an adjoining bungalow, with a shared garden space.

The new homes will be completed later this year in Thetford. Former rough sleepers will be supported to transition into longer-term accommodation. Individuals will also get help to access education, employment opportunities and healthcare.

The homes are being developed in the grounds of Elm House, formerly called Elm Road Community Centre. Breckland Council is currently converting the centre itself into emergency accommodation units.

Canary Quay (Norwich) – phase 4

August 25, 2021

Canary Quay (Norwich) – phase 4

The 4th and final phase of our Canary Quay development is under way. The first 3 phases are now complete.

Canary Quay will provide a total of 323 new homes on the riverside in Norwich. The scheme is mixed tenure, as follows:

  • Phase 1 – 60 social rented flats
  • Phase 2 – 89 flats (55 open market, 34 for intermediate rent)
  • Phase 3 – 73 flats (social rent)
  • Phase 4 – 101 flats (social rent and open market)

Read more about the background to this scheme.

Great Hockham

February 24, 2020

Take a quick flythrough of our new scheme at Great Hockham in Norfolk.

We have been working in partnership with Great Hockham Parish Council and Breckland Council to deliver an inclusive housing development in Great Hockham. The new scheme includes homes for local needs affordable rent, shared ownership and market sale.

The levels of public subsidy currently available do not cover the costs of developing the affordable rent homes. The market sale properties are included to generate surplus and top up the amount of funding required.

Design

The scheme has been designed in two parts. A combination of terraced, semi-detached and detached homes at the entrance of the scheme will appear like a natural extension to the village. These homes are focused around an attractively design central space containing the surface water drainage basin. To the west, the design will appear more like a traditional agricultural holding, with a farmhouse and converted farm buildings, to sit sensitively in the wider landscape.

We undertook a housing needs survey in the area that identified local demand for affordable rent, shared ownership and market sale homes. This was used to decide which properties to develop. The affordable rent and shared ownership homes will be prioritised for people in housing need with a local connection, in accordance with the council’s housing allocation policy.

The development includes the following mix of dwellings:

Affordable rent

  • 1 x 1-bedroom 2-person house
  • 2 x 2-bedroom 4-person houses
  • 2 x 2-bedroom 4-person bungalows
  • 1 x 3-bedroom 5-person house
  • 1 x 3-bedroom 5-person bungalow
  • 1 x 4-bedroom 6-person house

Shared ownership

  • 1 x 2-bedroom 4-person house
  • 1 x 3-bedroom 5-person house

Market sale

  • 1 x2-bedroom 4-person bungalow
  • 5 x 3-bedroom 5-person houses
  • 1 x 3-bedroom 5-person bungalow
  • 1 x 4-bedroom 6-person house

Construction works started in autumn 2021. The first new homes are due to be available in autumn 2022 (plots 1-8, 17 & 18) and the remainder in spring 2023 (plots 9-16).
