Canary Quay (Norwich) – phase 4

The 4th and final phase of our Canary Quay development is now complete.

Canary Quay provides a total of 323 new homes on the riverside in Norwich. The scheme is mixed tenure, as follows:

  • Phase 1 – 60 social rented flats
  • Phase 2 – 89 flats (55 open market, 34 for intermediate rent)
  • Phase 3 – 73 flats (social rent)
  • Phase 4 – 101 flats (social rent and open market)

Great Hockham

Great Hockham

We worked in partnership with Great Hockham Parish Council and Breckland Council to deliver an inclusive housing development in Great Hockham. The new scheme includes homes for local needs affordable rent, shared ownership and market sale. 

The levels of public subsidy currently available do not cover the costs of developing the affordable rent homes. The market sale properties are included to generate surplus and top up the amount of funding required.    

Design

The scheme has been designed in two parts. A combination of terraced, semi-detached and detached homes at the entrance of the scheme will appear like a natural extension to the village. These homes are focused around an attractively design central space containing the surface water drainage basin. To the west, the design will appear more like a traditional agricultural holding, with a farmhouse and converted farm buildings, to sit sensitively in the wider landscape. 

We undertook a housing needs survey in the area that identified local demand for affordable rent, shared ownership and market sale homes. This was used to decide which properties to develop. The affordable rent and shared ownership homes will be prioritised for people in housing need with a local connection, in accordance with the council’s housing allocation policy. 

The development includes the following mix of dwellings:

Affordable rent 

  • 1 x 1-bedroom 2-person house 
  • 2 x 2-bedroom 4-person houses 
  • 2 x 2-bedroom 4-person bungalows 
  • 1 x 3-bedroom 5-person house 
  • 1 x 3-bedroom 5-person bungalow 
  • 1 x 4-bedroom 6-person house 

Shared ownership 

  • 1 x 2-bedroom 4-person house 
  • 1 x 3-bedroom 5-person house 

Market sale 

  • 1 x2-bedroom 4-person bungalow 
  • 5 x 3-bedroom 5-person houses 
  • 1 x 3-bedroom 5-person bungalow 
  • 1 x 4-bedroom 6-person house 

Great Ryburgh

August 10, 2018

Housden Court in Great Ryburgh was completed in 2018. It consists of 5 homes, all for affordable rent: a one bedroom bungalow and 4 (1 bedroom and 2 bedroom) houses. 

The Great Ryburgh development has a real community feel. The design of the homes are specific to the village, and the intentional green space provides plenty of opportunities for neighbours to interact.

The scheme is named after Andrew Housden, a popular local quantity surveyor who died in 2010.

Trunch

August 9, 2018

Our 18 new homes in Fullers Lane, Trunch, were completed in two phases in 2018-19.  The scheme is mixed tenure, with both affordable and shared ownership homes and a mixture of bungalows and houses.

The design of the scheme reflects its rural community. There are lots of open spaces, which give a real community feel to the scheme and ensure plenty of room for families and neighbours.

Bodham

August 9, 2018

In 2018 we completed the second phase of our rural scheme in Bodham, creating an additional 26 new homes.  This mixed tenure scheme includes affordable rent, shared ownership and market sales homes.

Broadland believes that mixed tenure schemes can reduce the stigma around social housing.

All the homes in the second phase, including the affordable properties, have been carefully designed to reflect the character of the surrounding village. This attention to detail has created a real community feel, integrating with the first phase which was completed 10 years earlier.
