In September 2019 we announced some much needed work to replace and update the hot and cold water pipes in Sorrel and Campion House. This is a big project so we are carrying out this work in phases, to cause as little disruption to your lives as possible.
This private webpage has been set up especially for the tenants at Sorrel and Campion House. We will post updates on here on the progress of the works and our plans for the phases.
The contractors on site for these works are PJ Plumbing, who should carry identification. If you are in any doubt, please ask to see their name badge. Contact Jo Milne if you have any concerns.
PJ Plumbing will provide barriers to make sure a safe 2-metre distance is kept while works continue, in line with Government Covid guidance. Thank you for your patience and understanding during these works.

Overview of project

Phase 3 – completing 2021/22
These works will focus on the first zone of properties (phase 2 in the picture above). This phase involves re-piping all the flats in this area of Sorrel House and replacement pipework for the riser cupboard in the communal corridor. Heating, hot water and cold feed supplies will be replaced.
For this work, we need to remove the existing supplies within each riser cupboard before we can install the new pipes. This will mean the water will have to be cut off temporarily.
We will work on one riser at a time. This means fewer (maximum 6) properties will be affected at any one time. The schedule document contains details, but please note the timeline is subject to change as the works progress. We will keep all scheme tenants updated on our overall progress. We will also communicate individually with tenants affected as the current phase rolls out.
Works update 7 February 2022
Renewal of carpet in stairwell – starting week commencing 7 February
Following the leak above the main Sorrel House stairwell, we need to lift all the carpet and carpet tiles within this and the direct landing area. Plus a section of carpet at head of stairs on the top floor that was most affected by the leak.
The area will then be left for a few days to dry out thoroughly, before new carpet will be laid.
Decorating corridors – starting week commencing 7 February
We will be decorating the communal corridors from flats 15 -22 Sorrel House and the corridors directly above them over the next few weeks..
We ask if you are able to use alternative routes around the building during this time to help avoid the freshly painted areas
Replacement of carpet to non-slip vinyl – end of March/start of April
Following the completion of the redecoration to the corridors from 15-22 Sorrel House and directly above. Our contractor Cogman Flooring will be arriving on site to commence the replacement of the carpet with new floor covering.
This may cause some disruption also and we ask for your patience and assistance including the possibility to use alternative routes around the building to and from your home. We thank you again for your understanding.
Renewal of riser cupboard doors – to start after decoration and laying of carpet
The final piece of works within the same corridors of 15-22 Sorrel and directly above.
The brown panels within the communal corridors are planned for replacement, following the redecoration and new carpet in this area. We will be sharing a selection of colours for yourselves to vote on your preferred choices. The colours with the majority votes will be used.
We will also ask for vote on whether we have different colours per floor and or different colours for Sorrel and Campion House to distinguish and add colour.
Phase 4 – starting 2022
Phase 4 will start in April 2022. Below is a table outlining when properties are expected to need to move out of their homes. You will be contacted by Jo Milne individually with information of what you will need to do.

Remaining phases
We will be posting more information nearer the time on our proposals for the remaining phases, which are subject to annual budgetary allowances.
Phase 1 – completed 2019
The first phase mainly affected the tunnels under the ground-floor communal corridors. We installed new supply pipes to and from the communal plant rooms, ready for connection in future phases.
Phase 2 – completed 2020
This phase of works changed from our original plan, because of the Covid restrictions. We were originally due to start work to re-pipe riser cupboards and flats. Instead, we focused on the communal areas in each of the remaining phases, so we could continue to progress the project.
