    Wiveton – Call for land

    Wiveton – Call for land

    Broadland Housing Association would like to hear from local landowners who may be willing to dispose of land for development of an exception housing scheme of approximately 8 to 10 dwellings.

    North Norfolk District Council has identified a local housing need for Wiveton and immediately adjoining parishes. North Norfolk District Council and Broadland Housing have approached Wiveton Parish Council regarding the potential to develop an exception housing scheme in the village.

    Affordable rent homes will be prioritised to households in housing need who have a local connection to Wiveton and immediately adjoining parishes, in accordance with North Norfolk District Council’s allocations cascade.

    The following tenures are proposed

    • Affordable: Comprising affordable rent and shared ownership
    • Market sales: Approximately a third of the overall development will be sold on the open market, to generate surplus funds to cross-subsidise the affordable homes.

    Shared ownership and market homes will initially be marketed to the local community.

    Land needs to be in Wiveton adjacent to existing properties. The amount housing associations can pay for land is above agricultural but below market values.

    Langham Road, Blakeney

    Langham Road, Blakeney

    A community consultation will be taking place on Tuesday 5th November, between 3pm and 7pm in Blakeney’s Parish Room. Members of the community are invited to view and comment on proposals.

    Broadland are working with Blakeney Neighbourhood Housing Society to develop 8 affordable rented homes on Langham Road, Blakeney.

    The proposed scheme will comprise of 3 family homes and 5 bungalows. These new homes will be prioritised for households in housing need who have a local connection to Blakeney and adjoining parishes.

    West Beckham

    West Beckham

    Our new development scheme at West Beckham will be the construction of ten new affordable rent homes on two sites. The homes will be constructed by timber frames and in the style of converted barns.

    Working with North Norfolk District Council and Homes England, we have started construction works on site and are currently making progress. The new homes are being built by Smith of Honingham.

    Design

    On Church Road, the design of the houses will be in the style of a former farmhouse and converted barns. They will be positioned set back from the road behind amenity and wildflower areas to create green opposite the church.

    On Sheringham Road, these homes will be bungalows in the style of a converted farmyard.

    Church Road

    • 1 x 2-bedroom house
    • 1 x 4-bedroom house
    • 3 x 3-bedroom houses

    Sheringham Road

    • 4 x 2-bedroom bungalows
    • 1 x 1-bedroom bungalow

    Environmental

    All of the new homes will be built to a high environmental standard, with air source heat pumps, photovoltaic panels and electric charging points all contributing to a ‘B’ EPC rating.

    What is Affordable Housing?

    Affordable housing includes:

    • Affordable rent (rents capped at Local Housing Allowance)
    • Low-cost Home Ownership

    With limited public funding, we have developed a mixed-tenure model. Surplus from the sale of market homes helps to subsidise the delivery of affordable homes to appropriate design and quality standard for the area.

    The affordable homes on this scheme will be available for households in housing need, and prioritised for those with local connection to the parish or adjoining parishes.

    The Conge, Great Yarmouth

    Broadland and Orwell Housing are working with Great Yarmouth Borough Council to redevelop The Conge.

    The Conge is a former industrial town centre site. The proposals are to develop a residential housing scheme, containing a mix of 82 apartments and town houses. These would include both affordable rent and low cost home ownership.

    Alongside other improvements happening in the town centre, like The Place and the new market, the work at The Conge will create a link from the railway station to these new developments.

    Working with North Norfolk District Council, we have started work on a new mixed-tenure scheme of 11 homes on Wells Road in Hindringham, Norfolk.

    The new scheme includes:

    • 6 x 3-bedroom 5-person houses
    • 3 x 2-bedroom 4-person bungalows
    • 2 x 1-bedroom 2-person bungalows

    The homes will provide a mix of 7 affordable rent and 4 market sales properties. Building materials include brick, flint and timber, with clay roof tiles, to blend in with the local architecture.

    The scheme is due for completion in Summer 2024.
