    18 new family homes completed at Great Hockham

    We recently celebrated the completion of 18 stunning new family homes at Great Hockham, including 10 affordable homes, in a partnership project with Breckland Council.

    Michael Newey, Chief Executive, and Councillor Sarah Suggitt, deputy leader of Breckland Council, officially handed over new house keys to Lara Linge and Bethany Allen, the first two tenants to move onto the development on Wretham Road.

    Affordable homes for local people

    Eight of the homes will be for affordable rent. Priority will be given to people with a connection to Great Hockham or the adjoining parishes, who are in housing need.

    Two of the homes will be available for shared ownership. The remaining eight homes will be sold on the open market.

    Michael Newey said:

    This kind of mixed-tenure development, with a blend of affordable homes and open-market homes, is increasingly the way forward, both because it makes such schemes financially viable, but also because it encourages a better integration within the community.

    We are meeting a genuine need for housing in rural village communities, which will enable local people to find homes in those communities and thus stay close to their support networks and make places such as Great Hockham more sustainable.

    The only solution to the pressing housing need we face is to build more new homes.  The delivery of those homes depends on building a coalition of the willing and the able, as has happened here at Great Hockham.

    We are very grateful to the housing team at Breckland Council who helped the scheme through the housing needs survey and consultation, and Great Hockham Parish Council for their support.  This scheme was voted for unanimously by the Planning committee, which shows the benefit of working in partnership in this way.

    It’s fantastic to see these affordable family homes, especially new rental homes, being brought onto the market for local people. We have been able to deliver this project by working in partnership with Broadland Housing, ensuring our residents can retain local connections and build a future within the district.  I look forward to seeing the first people moving in and calling Breckland home very soon.”

    The 18 new homes were designed by architects Ingleton Wood. Chris Stammers, Architectural Director, said:

    We’re proud to continue our collaboration with Broadland Housing Association in designing this sensitive rural housing scheme at Great Hockham.

    We’ve tried to echo the charm and strong rural character of the village in a community-focused setting, with the layout of 18 homes grouped in traditional building clusters which are positioned around key landscape features, such as the new attenuation pond and framed views of existing mature trees.

    We hope we’ve helped to create a nice place to live that sits well in the countryside and is appropriate for this delightful village location.

    Case studies: new tenants

    Lara and her son Ted, who is one and a half, moved into their new affordable rented home in April, after spending a year living in her parents’ home in Watton.

    “I am very grateful to be offered this home, as it was cramped and difficult living with my parents,” said Lara, who grew up locally.

    “The new home is amazing, it is lovely inside, it’s laid out really nicely.  Not only have I now got a safe garden for Ted, but Great Hockham is a wonderful community with lots going on, and it will be a great place for Ted to grow up.

    Living next door to Lara is Bethany Allen, who learned that she was to have one of the new homes in Great Hockham just three days after giving birth to her son Riley-Christopher. 

    “I was so thrilled when I heard, I did my little happy dance in the middle of Watton, where I was shopping with my mum,” she said.

    Bethany now lives in her new home with Riley-Christopher and her daughter Sienna-Rose, who is two.  She was previously living in a cramped flat in Watton.

    “Where I was living was really unsuitable, I was struggling to get the pram down the stairs, and it had no outside space for the children,” she said.  “I am so excited to have more space, and a garden for the kids to play in.”

    Repps Road, Martham

    A community consultation took place at Martham Community Centre on Wednesday 17th May 2023.

    We are looking at developing new housing in Martham, Norfolk. This would be partly on the allocated land for housing on Repps Road, combined with a local needs-led exception site.

    Broadland carried out a housing needs survey in Martham in November 2022 and we have incorporated those results into the design.

    Over the past 12 months, in discussions with the Parish Council and Norfolk Highways, the need for a roundabout for the village has been highlighted. The roundabout would allow access to this development and reduce driving speeds into the village.

    The scheme we are consulting on takes this into account and includes the following tenures:

    • Allocated site in local plan – market homes, affordable rent, shared ownership
    • Local Housing Exception Site – affordable rent, shared ownership and a balance of market homes used as subsidy to deliver the scheme.

    Canary Quay – Residential Project of the Year award

    Our Canary Quay project in Norwich has been named Residential Project of the Year in the Constructing Excellence Norfolk 2023 awards.

    The fourth and final phase of Canary Quay was completed earlier this year. A total of 323 apartments have been built on the riverside site in Norwich: a mixture of social rent, shared ownership and open market sales.

    The Constructing Excellence Norfolk awards recognise innovation and best practice through collaborative working and supply chain integration. Thanks to our partners on this project RG Carter, Ingleton Wood architects and Rossi Long Consulting for their support.

    Andrew Savage, Executive Development Director, said:

    We are over the moon that Canary Quay has been recognised in this way, especially as RG Carter built through some unprecedented times. This project has taken 13 years from buying the land from Norwich City Football Club to completing earlier this year. It’s all down to the people we want to work with and we have had a great team.

    Social Housing Decarbonisation Fund success

    As a member of Independent East, Broadland will receive funding from Wave 2 of the Government’s Social Housing Decarbonisation Fund (SHDF Wave 2.1) to improve the energy efficiency of its homes.

    Independent East, an informal alliance of housing associations based in Norfolk and Suffolk, has secured almost £9 million in funding to boost energy efficiency in hundreds of social housing homes. The funding is being administered through Broadland Housing Association as the consortium lead.

    Warm, energy-efficient homes

    The funding from Wave 2 of the Government’s Social Housing Decarbonisation Fund (SHDF Wave 2.1) will fund the installation of energy-saving measures in 800 homes, such as loft insulation and new windows. The upgrades will mean properties currently below Energy Performance Certificate (EPC) C will be brought up to that standard, which will help to:

    • deliver warm, energy efficient homes
    • reduce carbon emissions
    • tackle fuel poverty
    • support green jobs
    • develop the retrofit sector
    • improve the comfort, health, and wellbeing of tenants

    The value of effective partnerships

    We are very proud of the partnership with Independent East members.  This funding shows what an effective partnership can achieve for the benefit of our tenants. This funding will help to improve the energy efficiency of tenants’ homes at a time when fuel bills are at a historic high. We will be focusing on improvements to 5 of our schemes, focusing on upgrading to carbon-friendly heating systems and electricity-generating solar panels, ensuring that the energy performance increases to a minimum of a ‘C’ rating.

    The funding breakdown between the housing associations is as follows:  

    • Saffron Housing Trust = £4,733.094.29
    • Broadland Housing Association = £815,913.61
    • Freebridge Housing = £1,323,005.06
    • Havebury Housing = £1,295,148.72
    • Orwell Housing = £819,311.71

    Kettlestone Road, Little Snoring

    A community consultation took place on 27th March 2023, Community Room, Little Snoring, Norfolk

    Broadland Housing Association, a partner of North Norfolk District Council, is considering proposals to develop a local needs mixed-tenure exception housing scheme* at Kettlestone Road, Little Snoring. The scheme would include the following tenures:

    • affordable rent
    • shared ownership
    • market homes

    Affordable rent and shared ownership homes would be prioritised to households in housing need who have a local connection to Little Snoring Parish and physically adjoining parishes. Market homes would initially to be marketed to the local community.

    All community feedback has been reported. 

    *affordable rent and shared ownership homes on an exception housing scheme are protected as affordable in perpetuity. Right to Buy / Right to acquire does not apply.
